PORTFOLIO MANAGER - CONVENTIONAL/MULTIFAMILY

Salary: $80,000 – $95,000 DOE
Schedule: Monday–Friday, full time
Employment Type: Direct hire

Position Overview

The Portfolio Manager is responsible for the overall operational, financial, and personnel performance of a portfolio of residential, conventional communities. This role serves as a key leader and strategic partner to property teams, ensuring consistency, compliance, budget adherence, and high standards of resident satisfaction.

Leadership experience is strongly preferred—this role will guide onsite managers and collaborate closely with maintenance, leasing, and corporate partners.


Key Responsibilities

  • Oversee day-to-day operations for a portfolio of conventional residential properties across Portland and surrounding areas
  • Provide leadership, coaching, and support to onsite Property Managers and teams
  • Drive portfolio performance including occupancy, NOI, expense control, and resident satisfaction
  • Prepare and manage annual budgets; review monthly financials and variance reports
  • Conduct regular site visits and property inspections to ensure operational standards and compliance
  • Partner with vendors and contractors, approving contracts and monitoring performance
  • Ensure compliance with Oregon landlord-tenant law, Fair Housing, and company policies
  • Serve as a point of escalation for complex operational, resident, or personnel matters
  • Collaborate with ownership and senior leadership, providing reporting and strategic recommendations
  • Support hiring, training, and performance management of onsite staff as needed

Qualifications

  • 3+ years of experience in multi-site or portfolio-level residential property management
  • Background managing market-rate / conventional properties
  • Strong financial acumen including budgeting, forecasting, and variance analysis
  • Leadership or people-management experience strongly preferred
  • Excellent communication, organizational, and problem-solving skills
  • Ability to travel locally to portfolio properties as needed
  • Proficiency with property management software (AppFolio, Yardi, or similar)
  • Knowledge of Oregon landlord-tenant laws and fair housing regulations
  • High School Diploma or equivalent required; furthering education in Business or related to property management is a big plus



Pay Details: $80,000.00 to $95,000.00 per year
